
Dantes Partners and its joint venture partner, Kalel Companies, have been entrusted by the New York City Housing Authority, to upgrade and preserve much-needed affordable housing located in the Bedford Stuyvesant neighborhood, within the heart of Brooklyn. As part of NYCHA’s Permanent Affordability Commitment Together (PACT) program, 5 separate developments totaling 929 units across 15 buildings, will be renovated.
Bedford-Stuyvesant Rehab, (a mix of families and seniors) consists of 85 income restricted units, Stuyvesant Gardens I, (a mix of families and seniors) consists of 331 income restricted units, Stuyvesant Gardens II (seniors) consist of 150 income restricted units, Saratoga Village, (a mix of families and seniors), consists of 125 apartments, and Ocean Hill Apartments, (a mix of families and seniors) consists of 236 apartments. Stuyvesant Gardens I was listed on the National Register for Historical Places in 2025, enabling the development team to secure approximately $45M of historic tax credit equity for the transaction. As part of the program, 100% of the units will be converted from Section 9 to the Section 8 program via a RAD/S18 disposition.
The development team closed on financing for the transaction on September 25, 2025. The anticipated total development cost of $533.8 million will cover physical improvements that will enhance the quality of life for residents and improve the long-term financial viability of the properties. The planned construction scope includes but not limited to, improvements to the buildings envelope, (façade & roof), mechanical upgrades (boiler replacement, elevator modernizations, ventilation upgrades), apartment renovations (new flooring, new bathrooms, new kitchen cabinets, LED lighting, new windows, painting, GFCI) safety enhancements (upgraded entries, increased lighting, improved security, camera system installation), and community space upgrades (landscaping, community rooms, laundry areas). Funding will also be provided for additional on-site social services to be administered by Bedford Stuyvesant Restoration Corporation, which actively provides an array of support services in the Bedford Stuyvesant neighborhood.
